Inherited Property Across Multiple Generations

Family home, which the kids inherited, one of which passed it to their kid. House was mostly used as family storage, but had a renter in the basement. We worked with the sellers to allow their tenants to find their next place, giving them time to sort through decades of accrued items. They removed the items they wanted, and we took care of the rest. This property required a full makeover, removing floor to ceiling wall paper in every room, and other finishes from the 60s and 70’s. Updated to modern finishes and restoring the original oak floors to create an amazing home for the next family
Property Left Vacant For 6 Years
- 21 S. 32nd St. Wyandanch, NY
Property owner fell behind on their mortgage, and the upkeep on the property. Eventually the deferred maintenance caused the house to be worth less than what was owed on the mortgage. The owner did not want to put more money into the house considering the situation. The living situation got so bad she had to move out into a place that was more suitable and the house sat vacant for over 6 years. While other investors were unable to come up with a viable solution we were able to explain a options with the owner and negotiated with the bank so they could recoup their funds and more importantly the owner could avoid a foreclosure. On our end we purchased without any utilities on, and open violations with the town. The vacant years were not kind to the property, exposed to the elements, we had our work cut out for us, but were up to the challenge.

A prominent member of the community, now an empty nester, couldn’t keep up with the maintenance of the large home and it had fallen into disrepair. She didn’t want to list the property and have people she knew and the neighbors see the state of things. We negotiated terms, including a post-possession agreement so that she could have time to close on her next home. We discreetly closed and did the cleanout allowing her to move onto the next phase of her life without having agents and potential buyers walk through her home. The bones of the house were great, but needed some cosmetic work throughout and modern amenities to appeal to the new family
Days From Retirement Widower Wants to Retire Down South

The seller was born in this house. Later in life his parent’s left him the house and it became his family home again. His kids went off to college and settled across the US. When I first spoke to the owner he had been at his company for over 32 years and was getting ready to retire. He knew he wanted to move south, but that was as specific as it was. As we started to negotiate on the property I encouraged him to figure out where he was going to live. After a family meeting that weekend they decided he would try South Carolina. We agreed to terms, providing him the with certainty of the terms of the sale, and allowed him the flexibility to find his next home. After a few trips to SC in his pickup with his dog he finally found a place. He was able to pay cash down there utilizing the equity he had built up. The outside of the house was in great shape, but the inside needed a lot of work. After sorting through 3 generations of belongings, he packed a moving truck and we handled the rest.
